Data Centres across the EMEA region account for 12.5GW of operational capacity, with Core FLAP-D markets (Frankfurt, London, Amsterdam, Paris and Dublin) remaining critical anchors of activity and accounting for a substantial share of live capacity and leasing. However, there are emerging European locations for Data Centres, including Madrid, Milan, Lisbon, the Nordics as well as select Central and Eastern European markets that have seen rising investor and operator interest, supported by improved grid access, renewable energy availability and more flexible planning regimes.

The main new Data Centre operators across the EMEA region include: Microsoft, AWS, Google, Digital Realty, CloudHQ, and Vantage, while Saudi Data & AI Authority (SDAIA) and DATA4 each have over 400MW in their pipelines.

London is Europe’s largest Data Centre Hub, underpinned by its role as a global financial and connectivity hub, with dense fibre networks, major cloud on-ramps, and strong transatlantic links supporting latency-sensitive workloads.


London has a Hyperscale market share of 46% with 56% of Data Centres using renewable energy and a yearly energy production of 292TWh2.

Frankfurt has a Hyperscale market share of 23% with 59% of Data Centres using renewable energy and a yearly energy production of 500TWh2.
