The rental growth of prime rents on luxury retail streets in Europe in January 2026 was on average 7% higher compared to 2018. This compares with the stagnation of prices for commercial real-estate on non-luxury retail high streets as prices are still 7% below 2018 prices and on luxury retail high streets as prices are still 4% below 2018 prices.

This rental growth of prime rents shows that half the luxury retail streets across Europe reached record high rents in 2025; including luxury retail streets in Milan, Rome, Paris, Prague, Geneva, Madrid, and Lisbon.
