Real Estate News - Spain and Portugal dominate the European market for branded residences, according to a new report by Branded Living. With the start of the year 2026, here are the new trends for Branded Residences globally:
What are the trends for Branded Residences globally in 2026?
1 – The EU
Who wouldn’t want to live along the European coast? Two EU countries have already keyed into the growing demand for homes abroad. With 66 active projects and over 4,100 units, Spain and Portugal are dominating the European market for Branded Residences. Spain’s primary focus is along the Costa del Sol in Malaga/Marbella, while Portugal focuses on the Algarve region.
2 – Thailand
a) Bangkok
In Bangkok, the first SLS-branded residences in the Asia-Pacific are set to be unveiled early 2026. SLS Residences Bangkok Sukhumvit 24 will follow the ethos of the brand, through playful yet elevated designs and immersive social spaces.
b) Phuket Island
A pioneer in upscale residences, Banyan Group recently announced Bellaguna - a collection of residences designed for year-round living in Phuket. The first project within the brand is the Bellaguna Lake Residences – Lotus, situated on a beautiful lake within Laguna Phuket.
“Standalone premium residences have become a rapidly expanding part of our business, and it was important to create a dedicated identity for this segment,” said Stuart Reading, Managing Director of Banyan Group Residences.
3 – Central America
In Central America, Belize welcomes Six Senses Residences to the Shores of Ambergris Caye. Six Senses Branded Residences will feature 40 overwater bungalow hotel suites and an exclusive enclave of just 16 private residences set on the pristine island of Emerald Caye.
Just a short plane ride from Belize City, Ambergris Caye is a beautiful spot in the country that boasts crystal-clear waters, lush rainforests, a year-round warm climate, and untouched beaches. Within a 4-hour flight from most major cities, the new branded residences are perfectly positioned to capture the U.S. market.
4 – The UK
Co-founded by Robert De Niro and Chef Nobu Matsuhisa, Nobu Residences Manchester marks the debut of Nobu Residences in the United Kingdom. The brand will feature the UK’s tallest building outside London, as well as a signature Nobu restaurant, a 160-room hotel and 452 Branded Residences.
5 – The UAE
a) Abu Dhabi
In Abu Dhabi, the Royal Development Holding & Radisson Hotel Group is unveiling the Radisson Residences Al Reem Island. Set along a secluded waterfront edge and only 20 minutes to the city center, the property is channeling sophistication with nature-first design - large balconies, water views, and a mangrove canopy.
b) Dubai
Bugatti Residences by Binghatti is announcing its first residential tower in Dubai.
This follows the trend of luxury residences branded by major players in the automotive industry, including Aston Martin, and Porsche. The branded residences trend is also catching up with luxury watch and fashion brands such as Jacob & Co, and Fendi.
The Bugatti Residences buyer list already includes Brazilian football star Neymar Junior and opera singer Andrea Bocelli.
“For many car or watch enthusiasts, it’s not just about owning the vehicle or the timepiece but experiencing the brand in their everyday life through real estate,” says Muhammed BinGhatti, chairman of Binghatti Properties.
6 – The USA
In Florida, Pendry Tampa and Pendry Residences Tampa are creating dynamic dining and nightlife destinations, since one of the Luxury Living trends for 2026 is community and events.
