Portugal’s New Millionaire Strip along the coast of Setúbal includes celebrity hotspots Comporta and Melides that includes the Costa Terra Golf & Ocean Club where the rich and famous are rushing to buy property before the development is even completed.

Costa Terra Golf & Ocean Club in Comporta is the place where Nicole Kidman is buying a house and is thus applying for a residence permit to live in Portugal, and where other Hollywood celebrities also bought a house, including George Clooney, Paris Hilton, Sharon Stone, and Gisele Bündchen.
Costa Terra Golf & Ocean Club is also the place where famous members of Royalty have already bought a house, including Prince Harry and Meghan who live just next to Princess Eugenie who live there full-time with their two sons.
Countess Noemi Cinzano, heiress to the Cinzano empire, bought a house overlooking the Melides Lagoon. She has become a public advocate for Setubal’s natural habitat and has launched the sustainable agriculture project Interdital Melides along with Christian Louboutin, architect Phillippe Stark, and architect Van Duysen.
Architect Phillippe Stark built a home in Melides, Portugal, called Casa M. It is an enduring monument to design and is camouflaged by the rolling hills, dunes and cork trees of the Alentejo, south of Lisbon, where flocks of storks hover high above it.
Christian Louboutin lives in Melides, Setúbal where he is busy building a boutique hotel empire inspired by his unique flair for design. Christian Louboutin built Vermelho Hotel (meaning Red Hotel to refer to his iconic red soles), then he built La Salvada guesthouse, followed by La Maison des Bateaux guest house that are both linked to Vermelho Hotel. Still in Melides, Setúbal, Christian Louboutin is now developing Vermelho Lagoa hotel (meaning Red Lagoon) that will open in 2026.
Recently, Madonna was seen enjoying holidays in Comporta and according to her Portugal’s Comporta Beach is “the most beautiful beach in the world after Copacabana”. Madonna not only lived in Lisbon between 2017 and 2020, but she celebrated her 65th birthday in the Portuguese capital in 2023 and she also performed six concerts in Portugal in January 2024.

Costa Terra Golf & Ocean Club in Comporta is a luxury property reserved for the rich and famous and is developed by Discovery Land. It has its own beach and golf course as well as the privacy celebrities are looking for.
2 - JNcQUOI Comporta, Setúbal
JNcQUOI Comporta is a property that has its own beach and that belongs to Amorim Luxury. The JNcQUOI residential project in Comporta has a first phase of 27 homes that will be ready by 2028, out of which 17 houses have already sold out in June 2025.
The Amorim family, headed by Paula Amorim, is investing over 650 million euros in real estate developments in Comporta.
According Miguel Guedes de Sousa, president of Amorim Luxury and head of JNcQUOI Comporta: Comporta in Setúbal is “undoubtedly the highest-quality destination in Portugal and will be a major player in this high-income market in Europe and the world over the next ten years.”
3 - Herdade da Comporta, Comporta, Setúbal
The Herdade da Comporta real estate project has already attracted investments exceeding 1 billion euros. The property has received the designation of Project of Potential National Interest (PIN) by the Government of Portugal.
The Herdade da Comporta will include the Dunas and Torre real estate project that is being developed by Vanguard Properties and by Paula Amorim, who is also the developer of JNcQUOI Comporta.
4 - Herdade do Pinheirinho, Comporta, Setúbal
The Herdade do Pinheirinho real estate project has already attracted investments exceeding 1.7 billion euros. The property has also received the designation of Project of Potential National Interest (PIN) by the Government of Portugal.
Herdade do Pinheirinho was acquired by VIC Properties in 2020. The property is comprised of around 400 hectares and will be the location for two new hotels, one of which will be the Six Senses Hotel Comporta and also Spatia Melides.
There is already a Spatia Comporta resort that opened in 2019 with 21 rooms, a Clubhouse and 18 new thatched-roof cabins surrounded by olive trees, pine trees, and wild lavender.
5 – The Praia real estate project, Comporta, Setúbal
The Praia real estate project in Comporta is being developed by Sandra Ortega, the heiress to the Inditex empire that owns Zara.
6 - The Comporta Beach & Golf Resort, Comporta, Setúbal
The Comporta Beach & Golf Resort includes a five-star hotel with 58 rooms and suites, as well as 37 villas, and 71 apartments that are developed by Portuguese company Coporgest with an investment of 180 million euros and that are scheduled for completion in 2027. It is the second hotel developed by Sérgio Ferreira, founder and president of Coporgest.
7 – The Norfin real estate projet, Comporta, Setúbal
The Norfin real estate projet is the redevelopment of the Tróia Resort and marina by the Arrow group.

The Olive Green Residences project in Alcácer do Sal, Setúbal is selling high-end apartments with prices starting at 356,000 euros for a 65-square-meter one-bedroom apartment to 1 million euros for a 4-bedroom apartment.
The residential project was launched at the end of June 2025 and 80% of its properties have already been sold.
10 – The Pestana Tróia Eco Resort, Setúbal
The Pestana Tróia Eco Resort is located in the northern part of Setúbal’s new millionaire strip. The Eco Resort is part of Dionísio Pestana's hotel group and will be developed with an investment exceeding 100 million euros.
According to JLL, real estate prices in Comporta could triple within the space of five years, particularly in buildings undergoing renovation. In the high-end segment, prices have already increased 4.4 times since 2017 due to the strong presence of luxury properties and low construction density.
